Commercial Doors Gates Routine Service

The life of your door or gate is extended by having it routinely serviced and maintained by Talbot Auto Doors. We have a number of mobile service technicians with experience servicing a wide range of door types and brands.

Pedestrian door servicing is required at least 3 time per years as per the Australian Auto Door standard.

Talbot Automatic Doors and gates have a team of specialist technicians that are trained in the service, maintenance and repairs of all doors, gates, and shutters.

Our technician provides service reports confirming that the safety of the doors is working correctly and proof that your doors have been correctly maintained. Any recommended works will be quoted and sent to your for approval.

Our automatic gates and doors servicing include a comprehensive checklist on the various types of doors. Detailed below are the items checked on the various doors, gates and roller shutters.

Automatic Sliding Doors

  • Condition of and cleaning of track, track wheels, track cover and track end plates. (Wiped track with rag and remove all dust and debris)
  • Ensure all safety devices are working – PE eyes or presence sensors.
  • Condition and position of coupling, hanger and door attachment assemblies ( Check door alignment and that the anti-rise is set correctly – ensure all bolts and secure)
  • Condition of integrated motor and gearbox, tension of drive belt / chain, chain return sprocket ( Use Silicon grease only to lubricate drive belts – ensure belt and brackets a correctly aligned)
  • Setting of limits for direction and braking control – ( Visual inspection – adjust if required)
  • Condition and operation of auto and manual locking equipment (Change door mode to check locking)
  • Condition of wiring and connections, adequate clearance between them and moving parts ( See our new wiring standards – report messing wiring and supervisor to quote for rectification)
  • Alignment of doors and floor guides, ( Check for floor guide wear – realign doors if not aligned)
  • overall condition and fit of pelmet(s) ( Please ensure finger marks are cleaned off when complete)
  • Condition and positioning of over-travel stop devices –(If no stops make note on work docket)
  • Operation and positioning of pedestrian sensors and safety devices
  • Power down the doors and check operation off backup battery for at least 3 cycles. If failed note in service docket to quote on battery replacement. (Note: old BSW doors have spring release and no battery backup – check operator type first)
  • General lubrication, level of hydraulic fluid in motor pump unit where applicable
  • Service in accordance to the Australian Standard AS 5007-2007 ( See stand attached)

Automatic Swing Door

  • Condition of fixed and moving hinges ( Door Hinges)
  • Condition and position of coupling / attachment assemblies, tightness of  bolts etc   ( Check nylon sliding arm bush for wear)   
  • Setting of directional torque limits – ensure door stop on obstruction according to the AS 5007-2007 standard.
  • General condition , fixing of drive unit, arms etc to doors
  • Level of hydraulic fluid in drive units, general lubrication of directional stop devices
  • Operation of safety curtain, motion sensors and push buttons.
  • General condition of installation and cleanliness of covers
  • Ensure wiring meets our wiring guidelines – if note please note in service docket.
  • Power down the doors and check operation off backup battery for at least 3 cycles. If failed note in service docket to quote on battery replacement / installation.
  • Serviced in accordance to the Australian Standard AS 5007 - 2007

Roller Shutter

  • Condition and tracking / alignment of curtain slats, condition and fixing of slat end clips – (End clips are important – note broken end clips and quote for replacement)
  • Condition, fixing and lubrication of slat end guide channels and associated lead-in flares ( Remove old grease and apply new grease – remove old grease form the premises)
  • Tension of main drive chain, check tension difference for raise or lower ( If different do current load check on motor to ensure the drum spring is not damaged or broken), lubricate (WD 40 spray)
  • Condition and tightness of main drive sprocket on gearbox output shaft
  • Assessment of drive unit condition – internal shaft coupling
  • Setting of directional limits; operation of safety photo electric beams (auto mode only)
  • Operation under both automatic and manual control where possible
  • General condition of electric control equipment, thermal overload setting for motor fitted. ( Check wiring is as per our standard)
  • Condition of roller shutter in general – check for cracks in perforated slats, rust etc

Panel Lift Shutters

  • Horizontal tracking of panels in guide track, remain central,
  • Guide tracks securely fixed to brackets, brackets to wall, fixing of hinges between panel sections to be tight
  • Condition of rollers in guide tracks (both top & bottom if fitted), guide tracks not buckling or bent
  • Condition, fixing and lubrication of rollers, shaft able to move in retention brackets freely (Do not grease track – the wheels run on roller bearings-spray only the wheels with WD 40)
  • Tension and lubrication of main drive chain, any difference for raise or lower
  • Condition and tightness of main drive unit, sprocket and friction clutch
  • Assessment of counter springs, associated cable and winding drums
  • Setting of directional limits, condition of coupling bracket between shutter and chain
  • Operation under both automatic and manual control
  • General condition of electric control equipment, setting of thermal overload, safety beam.
  • ( Check wiring is as per our standard)
  • Condition of roller shutter in general – loose joints, obstruction or indications of being hit by a vehicle

Automatic Sliding Gate

  • Mounting, attachment and positioning of drive unit on plinth
  • Condition and mounting of toothed track on gate. (Check for broken mounting brackets on Nylon tracks – note in service report)     
  • Condition, fixing and alignment of rail across opening
  • Horizontal tracking and alignment of gate on rail and toothed track
  • Alignment with and condition of guide rollers and stop blocks
  • Condition of  electrics: wiring, connections, conduits etc (Check wiring is as per our standard)
  • Operation of directional limit switches
  • Operation of safety devices including drive unit manual lock / release handle
  • Condition and operation of integrated pedestrian gate and associated limit switch
  • Condition and operation of track, cleaning track
  • Lubrication, general condition of installation

Automatic Swing Gates

  • Condition of fixed and moving hinge sections
  • Condition and position of coupling / attachment assemblies, tightness of  bolts etc
  • Condition of guide channel and associated internal rollers
  • Setting of directional torque limits
  • Operation of vehicle loop detectors, safety devices
  • General condition , fixing of drive unit, arms etc to gates
  • Level of hydraulic fluid in drive units, general lubrication of directional stop devices
  • Operation of safety devices
  • Condition of  electrics: wiring, connections, conduits etc (Check wiring is as per our standard)
  • Lubrication, general condition of installation

Boom Gates

  • Boom gate housing mounting, secured and correctly aligned
  • Boom Arm Coupling: condition / fixing
  • Motor mounting in boom casing – secure and correctly alligned
  • Limits: condition, setting
  • Sensors: Loop / safety
  • Electrical controller, wiring – ensure it meets our standard.
  • Booms: coupling / fixing / general condition.

Bi-Fold Door

  • Guide tracks securely fixed to brackets
  • Condition of rollers in guide tracks (both top & bottom if fitted), guide tracks not buckling or bent
  • Condition, fixing and lubrication of rollers, shaft able to move in retention brackets freely
  • Tension and lubrication of main drive chain, any difference for raise or lower
  • Condition and tightness of main drive unit, sprocket and friction clutch
  • Assessment of counter weights and associated cable – where installed.
  • Setting of directional limits,
  • Operation under both automatic and manual control
  • General condition of electric control equipment, setting of thermal overload, safety beam
  • Condition of bi-fold door in general – loose joints, obstruction or indications of being damaged in any way.

Routine Servicing

It doesn’t matter if you have roller shutters, automatic doors or even sliding gates; it’s essential to undertake routine servicing at various intervals. This is generally based on monthly, quarterly, biannual or annual service cycles depending on the door or gate usage. We also provide ad hoc door repair and servicing when no routine service contract is in place.

Retrofitting

With older automatic sliding doors, it is often more economic to to simply replace the elctrics of the door system keeping the existing doors leaves and track. This is know as a retrofit. Talbots replace the old failed or unreliables doors controller and motor and drive system with new, using the existing track and door leaves.

We retrofit and provide servicing for automatic sliding doors, and we also build frameless glass door control systems. If your existing controller has failed and the supplier has quoted on its replacement, get an alternative quote from us first. We’re confident that we’ll beat it! We retrofit ADIS doors BWN, Dorma and many other systems with our Talbot new controllers and motors for as little as AUS $3500 excl GST!

Talbot Automatic Doors and Gates also repairs and replaces automatic gates in Sydney. We provide new drive systems and hinges as well as an onsite welding service.
